Landlord Representation

Landlord representation occurs when the landlord retains the broker to undertake pre-leasing, lease renewals, sub-leasing, restructuring of existing leases and negotiation of lease buy-outs. In order to obtain the highest possible rent for the landlord it is necessary to (1) reduce the risk of the lease to the tenant to the greatest degree possible and, (2) expose the premises to the largest number of qualified, potential tenants.

To reduce the tenant's uncertainty, we draw upon the resources of our Lasercad Division's space measurement service to produce a detailed scale plan showing the exact locations of windows, doors and plumbing fixtures. The lower the tenant's perceived risk of selecting unsuitably configured premises, the greater the possibility of consummating the lease transaction. The tenant's space planner can utilise our plans to "layout" their prospective operation and demonstrate in concrete terms how it will "fit" into the premises.

We maximise local exposure of the premises through distinctive NAI signage, telephone, email and mail communication with our extensive inventory of prospective tenants, and co-operation with other brokers.
